Spreadsheet for calculating ROI

Hi Team,

Does anyone have any tools or spreadsheets for calculating ROI? I'm working with a client who is considering cashing out equity to purchase an investment multi-family property. I’d like to analyze whether this is the best use of their equity or if investing elsewhere would yield better returns. Any recommendations would be greatly appreciated!
