Best Practice = Proposal Vs. Estimated HUD Comparison

Happy New Year to ALL

Actual file example but nothing confidential.

Client balked at signing with the notary yesterday at 2pm based on her “recollection” of proposed costs vs actual.

Turns out we were $1,500 LOWER than budget.

Takeaway is always do a pre-notary review to set expectations and reduce friction at signing and increase referrals from all involved

I put the initial Proposal and the Estimate HUD into Notebook LM and then prompted it:

“compare the total loan amount and estimated borrower paid closing costs between the "JAMES Brenda Reverse Proposal" and the "JAMES Estimated Settlement Statement"

Then took the results in chat, converted it to a NOTE and then converted the NOTE to a SOURCE, then you can uncheck the initial sources (with too much other data) so that the Infographic is generate only with the comparison math

And Bob’s your Uncle, simple graphic on our success in saving her money while time and appraised value gave us a HIGHER available cash access on her Line of Credit

She rescheduled the signing for 7:30pm last night and signed off after saying she was going to cancel. Reduce the friction and raise the professionalism by a Pre-Signing Success review, Infographic might help!
