HOA Late Payment & LESA
Hello, I have clients who are very strong in every aspect of the financial assessment except that they have 2 30 day HOA lates in the last 24 months. They have great credit, income and everything else is clear. They have a ton of equity. When I asked why they were late they simply said they forgot to pay it and that the HOA never sends out bills by mail. No real extenuating circumstances. The husband did have 2 strokes, but they happened prior to these lates. They do not have enough extra funds available to cover a LESA. It takes all their available assets. Loan is with FAR, but I don’t think they are going to make any exception. Any ideas? Other investors that would look at this for what it is, a simple mistake by an 80 yr old?
